Terms of Service
1. Acceptance of Terms
By creating an account on UniLet, you agree to be bound by these Terms of Service. If you do not agree, do not use the Platform. UniLet is operated by an individual sole proprietor based in California.
2. Eligibility
UniLet is available exclusively to currently enrolled students at accredited colleges and universities. To create an account, you must:
- Provide a valid, active .edu email address issued by a recognized academic institution;
- Be at least 18 years of age, or the age of majority in your jurisdiction;
- Agree to and comply with these Terms in full.
3. Platform Description
UniLet is a peer-to-peer subleasing marketplace connecting students. UniLet is not a party to any rental or sublease agreement between Users. UniLet does not own, manage, control, or operate any listed property.
4. No Financial Transactions
UniLet does not process, facilitate, or participate in any financial transactions between Users related to subleases or rent. Any such payments are made entirely outside of the Platform. UniLet bears no responsibility for off-platform transactions.
The only payments processed through UniLet are the optional ID Verification fee ($4.99) and any future sponsored listing fees.
5. Identity Verification
UniLet offers an optional paid identity verification service processed through Stripe Identity. By purchasing ID Verification, you acknowledge that:
- Verification is best-effort and does not guarantee any User's identity, trustworthiness, or intentions;
- UniLet is not responsible for errors, failures, or inaccuracies in the verification process;
- A verified badge indicates only that documents were accepted by our provider at the time of submission;
- ID Verification fees are non-refundable except as required by law or at UniLet's sole discretion.
6. User Responsibilities
You are solely responsible for:
- The accuracy and legality of any listing you post, including compliance with your lease, landlord rules, local laws, and any applicable university or property policies regarding subleasing;
- All communications conducted through the Platform;
- Any agreements entered into with other Users;
- Verifying the legitimacy of any listing or User before entering into any agreement or making any payment.
7. Prohibited Conduct
- Post false, misleading, or fraudulent listings;
- Impersonate any person or entity;
- Use the Platform for any unlawful purpose;
- Harass, threaten, or harm other Users;
- Attempt to circumvent any security or verification feature;
- Scrape or reproduce Platform content without authorization.
8. Disclaimers and Limitation of Liability
THE PLATFORM IS PROVIDED "AS IS" WITHOUT WARRANTIES OF ANY KIND. TO THE MAXIMUM EXTENT PERMITTED BY LAW, UNILET SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, OR CONSEQUENTIAL DAMAGES, INCLUDING LOSS OF MONEY OR PROPERTY ARISING FROM OFF-PLATFORM TRANSACTIONS, FRAUD BY ANY USER, OR INACCURACIES IN VERIFICATION RESULTS.
UniLet's total liability for any claim shall not exceed the amount you paid to UniLet in the twelve (12) months preceding the claim.
9. Indemnification
You agree to indemnify and hold harmless UniLet and its operator from any claims, liabilities, or expenses arising out of your use of the Platform, any listing you post, any agreement with another User, or your violation of these Terms.
10. Governing Law
These Terms are governed by the laws of the State of California. Disputes shall be resolved in state or federal courts located in California.
11. Changes to These Terms
We may update these Terms at any time. Registered Users will be notified of material changes via email or in-app notice. Continued use of the Platform constitutes acceptance of updated Terms.

Privacy Policy
1. Information We Collect
We collect only information necessary to operate the Platform:
- Full name, university name, and .edu email address (provided at signup);
- Listing content including descriptions, photos, location, and availability;
- Messages sent between Users;
- Payment information processed through Stripe (we do not store card details);
- Identity verification data processed through Stripe Identity (we do not store raw ID images).
We do not collect your precise geolocation. We do not use tracking cookies for advertising. We do not sell your data.
2. How We Use Your Information
- Create and manage your account;
- Display your public profile (first name, last initial, and university only);
- Facilitate listings and communication between Users;
- Process ID Verification payments through Stripe;
- Send transactional emails via Resend (e.g. verification codes, status updates);
- Send occasional product updates, announcements, and promotional offers related to UniLet (you may opt out at any time);
- Respond to support requests and reports.
3. Information Shown Publicly
Only the following is visible to other Users:
- Your first name and last initial (e.g. "Oliver R.");
- Your university or college name;
- Your listing details.
Your full last name and email address are never displayed publicly.
4. Third-Party Services
We use Supabase (database/auth), Stripe (payments/verification), Resend (email), Vercel (hosting), and Cloudflare (DNS/security). We encourage you to review their privacy policies.
5. Data Retention
We retain your account data while your account is active. Upon deletion request, we will remove your personal information within a reasonable time, except where retention is required by law.
6. California Residents (CCPA)
You may have rights to know what data we collect, request deletion, and opt out of data sales (we do not sell data). Contact us at support@unilet.app to exercise these rights.
7. Cookies
We do not use advertising or tracking cookies. We may use essential session cookies required for authentication.
8. Marketing Communications
By creating an account, you consent to receive occasional emails about UniLet updates, new features, and promotional offers. These emails will be infrequent and relevant to your use of the Platform. Every marketing email will include an unsubscribe option. You may also opt out at any time by contacting support@unilet.app.
9. Changes to This Policy
We may update this Policy at any time. Registered Users will be notified of material changes. The effective date above reflects the most recent update.
